SIRRAH projekt was responsible for the complete project documentation for the IKEA store in Zagreb. The commission extended over approximately four years, with the team involved from the concept stages through execution design and the construction process itself. This continuity required the practice to coordinate architectural intent, international brand standards, local regulations and the detailed technical information needed to deliver a very large retail building.

The store has a stated area of 40,000 square metres and combines several distinct operational worlds within one envelope. Customer areas include the showroom, market hall, self-service furniture warehouse, checkouts, food and family facilities, while the back-of-house programme contains goods receiving, storage, staff areas, technical rooms and extensive logistics infrastructure. These components depend on carefully controlled circulation so that customer movement, staff operations, deliveries and emergency routes can function simultaneously without conflict.

The execution documentation had to integrate a large structural grid with mechanical, electrical, fire-safety and specialist retail systems. Detailed plans and sections coordinated the sales areas with loading zones, vertical circulation, service spaces and the roof structure. The scale and repetition of the building demanded a systematic approach to information management and drawing production.

Completed as a major €80 million retail investment, the project demonstrates SIRRAH projekt’s ability to support an international client through every stage of a complex development. The practice’s contribution lies not only in documenting the visible architecture, but also in coordinating the many technical and operational layers that allow a large-format store to function reliably. The result is a project in which design management, execution precision and long-term construction support were as important as the building’s recognisable public identity.
